Five Yearly Electrical Checks

From 1st June 2020, private landlords in England were legally required to have the electrical installations in their rental properties inspected and tested by a qualified electrician. These checks are essential to ensure the safety and compliance of your properties. 

Key points to remember

• New Tenancies – Electrical installations must be inspected and tested prior to the start of a new tenancy from 1^st July 2020
• Existing Tenancies – Checks must be carried out on any existing tenancies by 1^st April 2021

Ongoing Compliance

Electrical safety checks must be carried out every five years. As a landlord, you are required to: 

1. Provide a Copy – Supply a copy of the Electrical Installation Condition Report (EICR) to your tenants within 28 days of the inspection.
2. Keep Records – Retain copies of the report for local authority inspections if requested.
3. Act on Issues – Address any issues or recommendations highlighted in the report to maintain compliance and ensure safety.
