Advice for Private Landlords

All good landlords take their responsibility for making sure that your rental properties are electrically safe seriously.  Landlords should know what practical steps to take to help you keep tenants safe.  The checks we carry out can confirm that your rental properties meet the standard required.  No one wants to be in a situation where tenants could be in danger as a result of ignoring regulations and good practice. 

Five Yearly Electrical Checks

From 1st June 2020, private landlords in England must have the electrical installation in their rental properties checked by a qualified electrician to ensure that they are safe. 

This means that:

  • Electrical installations must be inspected and tested prior to the start of a new tenancy from 1st July 2020
  • Checks must be carried out on any existing tenancies by 1st April 2021
 

Updated guidance was issued in October 2021 on Landlord Electrical safety can be found on the government website.

These checks must then be carried out on a five yearly basis, and you should provide a copy for your tenant and retain copies for local authority inspect when that is needed.
